When putting your house on the market, a few things can help turn your listing into a star candidate instead of blending into the rest of the average houses currently for sale. To increase your chances of being seen and having prospective buyers reach out, try these photo tips that cast your home in the light when taken during the perfect season:

Seasons Make the Photo

All homes come with some level of curb appeal, however, these units of appeal all depend on the season in which the elements were made to awe in the first place. For instance:

SPRING

Flowers and landscaping that include blooming trees- The best time to take outdoor photos of your home if you have flowering elements would be in the spring. This is the time when your blooms will be visible, and the full effect of your landscaping will attract buyers who want a very sunny curb appeal. Now, you may not be selling in the spring, so its a good idea to always take photos every year or two during the spring to keep your outdoor photos updated.

WINTER

Pine trees and thick wooden aspects- Houses with these elements should be photographed in the winter, preferably with snow adorning the area, however, be sure to manicure the look. There should be no snow on pathways, stairs, fully covering bushes, or overly spread over rooftops. You want all design aspects of the home to be visible, so plan accordingly. Homes with pine trees and wooded areas are beautiful in the winter. This can be to your advantage if you have a home with thick, modern or cabin-style, wooden beams in the front of your home as well. Be sure to include photos of a fireplace, if available in the home, to complete the cozy idea of the lot.

SUMMER

Beachy themes and grassy areas- If your home is located on a beach front, in a beach town or lakeside, summer photos are the way to go. Summer photos will bring in the sunny visual effect that buyers will be looking for. Sand reflects best in photos in the summer, and lakeside areas are greener in the summer than in other seasons. If your home is centered on a lot that boasts of large areas of grass, you should invest in outdoor entertaining seating, built-ins and design aspects that will make buyers envision their lives taking them outdoors more.

AUTUMN

Colonial, two stories and trees- Autumn is colonial season. These homes have homey aspects to them that make them come alive in the fall. They are usually in locations near the center of town, which means you will have a lot of brick, wrought iron, and classical designs working towards your favor. Autumn brings all these deign elements together and creates a very authentic feel of history and home. Most lots of these types include surrounding shedding trees, which means your tress will not be of a pine nature, so you will have a very good array of golds, greens, reds and oranges in the fall. As with snow inspired photos, its okay to feature some fallen leaves, so long as they do not cover design aspects of the home like pathways.
